Maintenance Technician:

Pay $18-20 per hour

Shift: Tuesday - Saturday 8:30 am - 5:00 pm

Primary Duties and Responsibilities:

• Ensures maintenance/repair service level is maintained to include electrical, plumbing, refrigeration, heating and cooling, structural facilities, and grounds
• Ensures timely response to requests for services by residents, associates, and managers.
• Manages/performs apartment turn-over duties to include Painting, Drywall repair, minor appliance repair and servicing.
• Manage all the associated duties with the make-ready process, to include setting up DirecTV, WIFI passwords, Room Keys, Personal Help Buttons and FOBs for new residents prior to move-in.
• Monitors the scope and quality of services performed by outside contractors in accordance with all service contracts, and warranties.
• Ensures implementations of ongoing preventive maintenance and energy conservation programs.
• Maintains a clean and orderly work environment free of hazards.
• Cleans light fixtures and replaces designated light bulbs in all common areas.
• Demonstrates knowledge of emergency and safety procedures.
• May be required to provide "after- hours" services to address building emergencies to ensure the safety of the residents, associates, and the community.

Secondary Functions:

• Participate in team projects as assigned to assist with community events
• Support in resident centered activity programs
• Assist in a variety of tasks involving residents as assigned

Knowledge, Skills, Abilities, and Experience

• High School Diploma or GED required.
• Minimum two years of experience in maintenance, carpentry, plumbing, electrical or HVAC, and repair of minor equipment.
• Ability to lift at least 50 pounds.
• Must be able to relate to residents and staff in a courteous and diplomatic manner under all circumstances.
• Must be able to work flexible hours.
• Successful criminal background check and drug testing required.
• Mechanical aptitude.
• Experience in maintenance and repair of minor equipment.
• Must be friendly and have excellent people skills.
• Physical requirements include bending, standing, lifting, stooping, sitting, carrying, stretching, and walking.
• Must have manual dexterity to operate equipment.
• Ability to get along with others.
• Ability to follow directions.
